Green Home Concepts on Land Development and Lot Preparation:
- La Cuentista is Albuquerque’s first “all green” home community.
- The intention is to minimize environmental impacts by protecting, restoring and enhancing the natural features and environmental quality of the home site.
- The layout is designed to create environmental links between each area.
- There are requirements for all homes built in the community to achieve at least a Bronze level as designated by the National Association of Home Builders.
- Selection of indigenous plants will enhance and attract native habitat.
- By using the existing natural systems, we help to create an enhancement or regeneration of the ecological system.
- Tie storm water mitigation into the overall hydrology using existing arroyos, etc.
- Efforts are to exceed local jurisdiction’s code requirements and significantly enhance the value of the property.
- The SWPPP program will be implemented as part of the subdivision planning.
- Over 30% of the community is allocated for open space and walking paths.
- Alleyways are planned for 18’ wide and research is underway to utilize an environmentally friendly recycled impervious surface.
- With alleyways in place, front roads may allow for less than is what is typical of City right-of-way requirements.
- Reduce street widths to save money on materials and allow for more open space.
- Rollover curbs will enhance the overall use of the interior roads.
- Sharing of driveways or parking may be implemented to minimize need for blacktop and allow for more open space.
- Recycling of existing site materials will be implemented (stone, gravel, etc).
- Vegetation preservation of indigenous plants will be a priority in the design of the community.
- Add landscaping along streets to further reduce storm water runoff and heat island effect.
- Create a more attractive and pedestrian friendly development.
- Specify highly efficient streetlights or consider solar powered lights to reduce energy use and electrical distribution costs.
- The design of the community will make it inviting and open to the surrounding communities.
- The community will provide open space and walking paths for recreational enjoyment.
- The area is surrounded by future large and small retail spaces to offer convenient shopping values for residents.
